ΕΝΦΙΑ: who is exempt and who has a discount

By the end of September, it is expected that notifications will be sent to taxpayers regarding the payment of real estate tax ΕΝΦΙΑ-2021.

In September, more than 7 million property owners will be notified of the tax amount, which will be calculated on the basis of the previous scale. As a reminder, in 2021, the primary and additional ENFIA individuals will be provided with a 10-30% discount.

The decrease is scaled as a percentage, inversely proportional to the total fair value of the taxable property, as follows:

30% discount on real estate up to 60,000 euros, 27% discount on real estate from 60,000 euros to 70,000 euros, 25% discount on real estate from 70,000 euros to 80,000 euros, 20% discount on real estate from 80,000 euros to 1,000 000 euros, 10% discount on properties over 1,000,000 euros.

The legislation allows those who cannot pay regularly to use the fixed rules of the Ministry of Finance or their credit card. Taxpayers paying the tax at a time are entitled to a discount.

The regulation stipulates that ΕΝΦ payments are set at six equal monthly payments to help individuals and legal entities meet their tax obligations for that year. In particular, the first installment is paid until September 30, 2021, and the last one – until February 28, 2022.

ΕΝΦΙΑ you can pay:

6 monthly installments: the first installment will be paid at the end of September and the last at the end of February. The fixed regulation offers up to 24 installment payments by ENFIA, which, however, are interest rates. By Card: Taxpayers can pay the full amount by credit card. The taxpayer pays the tax in 12 interest-free payments.

Taxpayers owning unfinished unfinished buildings that have not yet been electrified or partially electrified are eligible for a 60% discount on ΕΝΦΙΑ (in some cases).

Complete exemption from ΕΝΦΙΑ

Families with three children, large families or people with disabilities (80%). Criteria:

a) Total annual net income: € 12,000 (increased by € 1,000 for spouse / child)

b) General construction: up to 150 sq.m.

Who pays ΕΝΦΙΑ reduced by 50%. Criteria:

a) Total annual net income of € 9,000 (increased by € 1,000 for spouse / child)

b) General construction: 150 sq.m.

c) Objective cost: 85,000 euros (for singles), 150,000 euros for married people, 200,000 euros for families with children.

Fire victims: exempt from ΕΝΦΙΑ for 3 years.
The exemption from ΦΙΑ only applies to property that has been damaged in whole or in part by fires, and not to all property held in the affected areas. Fire victims are exempt from ΦΙΑ payments for three years (for 2021, 2022 and 2023).

All residents of the municipalities of Mantudi – Limni – Agia Anna and Istiaia – Edipsos of the regional unit of Evia have been entitled to full exemption from the payment of real estate tax for all properties.

Initially, the process will be launched through a special platform of the Independent Government Revenue Authority (AADE), and then it will be certified by examining the submitted data by the relevant department of the Ministry of Infrastructure.
