ENFIA: which property owner will receive a 50% or 100% discount

More than a million property owners will receive a 50% or even 100% reduction in property taxes ENFIA this year. Who are these lucky ones?

The procedures for posting new property tax returns are being finalized and according to the plans of the Hellenic Property Tax Authority, they will be posted on the weekend of April 6-7, 2024. The new bill will affect 7 million property ownersand will need to be paid in 11 monthly installments, the first of which is due April 30, 2024. The ENFIA amount will be reduced by 50% for property owners, provided that:

• Total taxable household income for the most recent tax year does not exceed 9000 eurosplus €1,000 for spouse or partner and each dependent family member.
• The total area of ​​buildings to which the income tax payer, his spouse, cohabitant and dependent children of his family have rights, taking into account the share of joint ownership and the type of right, does not exceed 150 sq. m. The total value of the immovable property does not exceed EUR 85,000 for a single person, EUR 150,000 for a married person and his spouse or cohabitant, or a single-parent family with one dependent child, and EUR 200,000 for a married person, his spouse or cohabitant and their dependent children , or a single-parent family with two dependent children.

Full exemption from ENFIA will be provided to families with three or more dependent children and families in which a family member has a disability level of more than 80%, subject to following conditions:

• Total taxable household income for the most recent tax year does not exceed 12,000 eurosplus €1,000 for spouse or partner and each dependent family member.
• The total area of ​​buildings to which the taxpayer, his spouse and dependent children have rights, taking into account the percentage of joint ownership and type of rights, does not exceed 150 square meters.
• Owners of real estate located in areas victims of natural phenomenaare also exempt from paying ENFIA.
