Student Housing: Rent and Prices by Region

Finding student housing for those who have passed the entrance exams becomes an unsolvable “puzzle”. The announcement of the scores forced parents and children to solve an urgent problem.

In the current 2023, finding housing for students to rent with an area of up to 50 square meters is not an easy task. Parents and students say, “It’s getting worse and worse every year,” as they discover that studying away from home is no longer affordable even for middle-income families, not to mention the low-income residents of Greece. This is because small apartments, especially in areas near universities, are… a species that should die out as many owners have put their properties at the disposal of short-term rental platforms and long-term rental prices this year are significantly higher than in previous years.

Student housing rental

Most of the properties offered are mostly small apartments of 20-60 sq.m., renovated and in many cases fully furnished, with every comfort. In major urban centers such as Thessaloniki, and especially in areas close to universities, prices for apartments of 20-50 sq.m. are burning, the proposed real estate flies like “hot cakes”.

Student housing rental prices in Athens are traditionally higher than in the rest of Greece, with the highest asking price in Kolonaki-Lycabettus, Mets, Koukaki, Daphni, Goudi and Ilisia. The latest data from Spitogatos shows that in the center of Athens, the average asking price is over 9.50 euros per square meter, for example, for a 50 sq.m apartment. the rent is 450 euros. In the university area of Vironos, prices for furnished apartments start at 500 euros, and in the “student cities” on the periphery, such as Thessaloniki, Patras, Ioannina, Heraklion, Rethymno, the rent is often even higher.

This is because, in addition to declining housing affordability and massive rent increases, the energy crisis and inflation are rapidly increasing the cost of living for a student.

Many property owners in what used to be considered “student” areas are now opting to register their property on short-term rental platforms by changing the student housing map.

There is a solution: housing allowance

Applications for a housing allowance of 1,500 euros are accepted until Thursday 3 August. In case of cohabitation, the amount increases to €2000. Applications are submitted electronically through a special application at: https://stegastiko.minedu.gov.gr. To access the online application, applicants will need to use the username and password issued to them by AADE for TAXISnet e-services.

At the same time, a letter was sent to the Ministers of Education and Digital Governance POMIDAin which, due to the new student housing lease period, she reiterates her call for an easy-to-configure digital platform software for supply and demand. As POMIDA notes, it can work permanently: either on the portal of each university, or centrally on Gov.gr. Owners of hostels available for rent by students, as well as interested real estate agents, will be able to declare the proposed hostels in a timely manner so that interested students and their parents, as well as owners, can be served immediately, notes POMIDA. She concludes by emphasizing that this will be a cost-free but important institutional contribution to our youth as well as to the future of society as a whole.

Another option is to rent an apartment in a clubbing. True, apartments with 2 or more bedrooms are even more expensive, but in the end the amount becomes more sparing. It remains only to find adequate neighbors.
