Northern Greece: Airbnb pre-bookings for the summer are off the charts

2023 promises to be a record year for Airbnb-like accommodations in popular Northern Greece destinations, with Easter occupancy above 90% and pre-bookings for the summer at a record high.

Domestic and inbound tourism is picking up as the summer season started earlier this year. Airbnb, a well-known short-term rental platform, announces that demand and advance bookings in our country have increased by 60% this year compared to 2019.

In a statement to ThessToday.gr, the president of the Panhellenic Association of Property Managers (Πανελλήνιου Συλλόγου Διαχειριστών Ακινήτων, ΠΑ.ΣΥ.Δ.Α.) Andreas Hi said that “the year started with very favorable conditions for short-term rentals. , it will be the best in Airbnb history in terms of both demand and pre-booking, as well as the arrival of internal and external visitors.”

“Easter occupancy, which is also a harbinger of summer, is already over 90% for three and four days, from Good Friday to Easter Monday. We are expected to reach 100% occupancy of tourist accommodation in Northern Greece in the coming days. In previous years, as a rule, after the Easter period, there was a decline in bookings before the start of the tourist season. However, this year we are seeing stable demand and only a slight drop after the Easter days,” said Mr. Hiow.

Pre-booking for the summer has an upward trend. At the same time, it is noted that this year the tourist destinations of Northern Greece will be filled with tourists from Israel and Turkey, since the demand from these countries in the summer is quite high. According to data provided to ThessToday.gr by President ΠΑ.ΣΥ.Δ.Α., the occupancy pattern is as follows:

  • Thessaloniki: 65%
  • Municipality of Thermaikos (Pieria, Nei Epivates, Epanomi etc.): 70%
  • Chalkidiki: Nea Propontida (70%), Kassandra (75%), Polygyros (70%), Sithonia (75%).
  • Kavala: 70%
  • Thassos: 75%
  • Samothrace: 80%
  • Alexandroupolis: 70%.

“The figures are quite satisfactory, and as we approach the summer season, they will tend to increase, reaching 100%. These are pre-orders that we did not have even in 2019 and until now,” said Mr. Hiow.

As for the arrival of tourists from abroad, the British and Germans are at the top of the list of visitors, while in Northern Greece, accommodation bookings primarily come from the Balkans, followed by Germany, Austria, England, France and Italy. However, according to Mr. Hiow, we will see more orders from Israel and Turkey this season, as demand in these two countries appears to be higher in 2023 than in previous years.

As for the cost of an overnight stay on Airbnb, it is calculated on average from 60 to 120 euros per night, depending on the type of accommodation and the number of rooms.
