Greeks are buying big houses after the pandemic

The massive move to telecommuting during and after the pandemic has created a need for more space in the home or workplace, leading to the need for larger homes.

According to a related nationwide survey conducted by RE/MAX Hellas, every second buyer now prefers to purchase an apartment larger than 75 sq.m. Of course this development is not Greek “originality” as it is now an international trend.

The increase in the number of people working remotely – either full-time or a few days a week – means that there is now a clear need for an extra room at home or workspace.

In this context, based on relevant data obtained from sales that took place in 2022 through a network of 82 offices and 1,045 real estate consultants RE/MAX Hellas, 27% of buyers preferred property with an area of 76-100 sq.m.which is the most popular category, while every fifth buyer has chosen a property ranging from 101 to 150 sq.m. That is 47% of buyers have chosen properties of 76 sqm and above.

In addition to large houses, there is significant buyer interest in smaller apartments that are considered suitable for investment use. Thus, 23.6% of buyers preferred buildings with an area of 51-75 sq.m, which are considered more suitable for long-term or short-term use. On the other hand, very large facilities with an area of more than 151 sq. m were chosen, according to RE / MAX Hellas, only 11 out of 100 buyers, while smaller objects, up to 50 sq. m, based on sales that took place last year, chose 17 out of 100 buyers.

In the Attica Basin, 25% of buyers preferred houses with an area of 76-100 sq.m., and another 23.1% turned to houses with an area of 101-151 sq.m. At the same time, only 11 out of 100 buyers chose small houses up to 50 sq.m., while 14.5% preferred very large houses with an area of more than 151 sq.m. As for houses ranging from 51 to 75 square meters. m, they were preferred by every fifth buyer.

Similarly, in Thessaloniki, the greatest consumer interest is shown in apartments ranging from 51 to 100 sq.m. with a rate of 62.4%, while larger properties over 151 sqm moved lower in the preference list as only 8 out of 100 buyers selected this category.
