ΑΑΔΕ: updated memorandum of cooperation with short-term rental platforms


ΑΑΔΕ Manager Giorgos Pitsilis and representatives of digital short-term rental platforms Airbnb, Booking and Vrbo will sign an updated memorandum of cooperation.

The meeting will take place tomorrow, 09/18/2023 at 15:00, in the building of the General Directorate of Electronic Government (Piraeus and Pirgu, 72, Moschato). Property owners and managers three or more Airbnb-type properties will have close contacts with the tax office.

From January 1, 2024, as announced by Prime Minister Kyriakos Mitsotakis from the ΔΕΘ platform, income from short-term rentals of three or more properties will be subject to VAT and fees applicable to hotel and room rentals.

This means that owners who receive income from short-term rentals of at least 3 properties become entrepreneurs and will have to open accounting books with the tax office, create a company, hire an accountant to file VAT returns, indicate income and expenses, VAT and other fees.

Let us remind you that today owners (individuals) renting real estate through platforms such as Airbnb are exempt from VAT, and the income they receive from short-term rentals is taxed at the following rates:

  • 15% with annual income up to 12,000 euros,
  • 35% for income in the range from 12,001 to 35,000 euros,
  • 45% for rent over 35,000 euros.
