Bookings for tourist accommodation between August 11 and 21 reach 100%, this summer there is an increased demand for travel to less popular island destinations.
Rising prices in previous years and crowding in popular tourist destinations (Mykonos, Santorini, etc.) have led many travelers to turn their attention to new destinations, which has increased demand compared to previous years.
Zakynthos, Skiathos, Skopelos and Naxos, as well as nearby islands in Attica such as Aegina and Kea, are in high demand this summer.
Growing demand for Airbnb properties
At the same time, according to the latest data published by AirDNA, there is an increase in demand for properties listed on short-term rental platforms.
Specifically, AirDNA registers 105,000 properties listed on the Airbnb and Vrbo platforms, up 13% from 2022 but still 9.5% below 2019 levels.
“Advance bookings from August 8 to 16 (five days around the “summer Easter”, the beloved and revered by the Greeks feast of the Assumption of Mary on August 15) look impressive, reaching 95% -100% in all island destinations of our country,” emphasizes Themistoklis Bakas , President of Hellenic Real Estate Network E-Real Estates in an interview with iefimerida.gr.
Mykonos has the lowest percentage of pre-bookings despite falling prices
According to an E Real Estates survey, Mykonos has the lowest percentage of pre-bookings. In particular, reservations for properties listed on the short-term rental platform Airbnb reach 84% (94% last year) for the five-day period from August 8 to 16, with 409 properties available.
It is noted that 3,849 objects are registered on short-term rental platforms (apartments / detached houses, etc.), compared with 3,536 last year. The total rental price for 5 nights in a house suitable for a family of four or a group starts from 1187 euros, compared to 1736 euros last year.
On Santorini advance bookings are up to 95% (98% last year) in terms of properties listed on the Airbnb platform. The island’s total capacity in stand-alone residences (apartments/detached houses, not single rooms) registered on short-term rental platforms is 4,078 units, compared to 3,690. The cost of renting a house suitable for a family of four or a group of 5 nights starts from 790 euros, compared to 1642 euros last year.
On Paros Pre-bookings for the period Aug 8-16 on Airbnb are up to 94% (up from 99% last year) with 133 properties available for rent. House rentals for a family of four start at €1,058 for 5 nights.
Sporades, Kythnos, Patmos and Naxos attract tourists
In Skiathos, Skopelos, Kythnos and Patmos, advance bookings reach 99% in five days of August on the Airbnb platform. The capacity of registered properties on short-term rental platforms is 639 (601 last year), 893 (767), 297 (240) and 299 (276) respectively.
This summer, Naxos is making an impression – daily mobility is increasing, with excellent occupancy rates from the very beginning. This is due to the reasonable prices for accommodation and meals this year. 2548 (2239 last year) tourist facilities and residences were registered on short-term rental sites. The cost of 5 nights from 8.11 to 16.08 starts from 593 euros with advance bookings up to 97% on the Airbnb platform.
On Syros rental price for 5 nights starts from €881. The island’s momentum in the short-term rental sector is up to 752 (up from 717 last year) properties, with pre-bookings for the period 11/8-16 reaching 98% on the Airbnb platform.
Advance booking on Andros as of August 15, it reaches 98% with the dynamics in the short-term rental sector of 839 (782 objects last year). Rental price for 5 nights starts from €1105.
On Tinos Short-term rentals are trending at 1,318 (up from 1,178 last year) properties, according to AirDNA, with pre-bookings for August reaching 98%, with just 16 properties available for rent on the Airbnb platform. The cost of renting a house for 5 nights starts from €1504.
On Hydra and Spetsese, respectively, 324 (299 last year) and 273 (253 last year) independent properties are registered on short-term platforms. The cost of 5 nights on Spetses starts from 1770 euros, and on Hydra – from 1210 euros.
On islands Zakynthos, Kefalonia and Lefkada 97%, 99% and 99% advance bookings were recorded, respectively. The dynamics in the short-term rental sector is 3630 (3364 last year), 3442 (3428 last year) and 2492 (2265 last year) objects, respectively. In Zakynthos, the cost of renting for 5 nights starts from €840, in Lefkada from €1350 and in Kefalonia from €1090.
Aegina and Kea monopolized the interest of travelers this summer as well. In Aegina, the cost of renting a house for 5 nights starts from €1269 with advance bookings up to 98%. The dynamics of the island on short-term rental platforms has 519 (504 last year) properties, and on Kea – 620 (590 last year). In Kea, advance bookings are as high as 96% and only 14 properties are available for rent. The cost of renting a house suitable for a family of four or a company for 5 nights starts from €1586.
