Airbnb: how much cheaper is Greece compared to Europe?

  • Firstly, the quality of services provided by Greece for short-term rental housing. Their owners and managers (for the most part) have invested enough money to offer visitors improved living conditions. The level of accommodation far exceeds that of Greece’s direct competitors in the region, such as Turkey, Croatia, Egypt, Tunisia, and is on par, if not better, with developed tourist countries of the Mediterranean.
  • Secondly, competitive price compared to developed Mediterranean and European countries such as Italy, France, Spain and Portugal, as well as the Netherlands and Germany. According to PASYDA (Panhellenic Association of Property Managers), the price in the Greek capital for an average home is 102 euros per night, while in Rome it reaches 187 euros, in Madrid 132 euros, in Paris 229 euros and in Berlin 144 euros.

“Competitive prices combined with a unique Greek tourism product support and enhance the momentum developed in recent years,” says PASYDA President Andreas Hiou (Ανδρέας Χίου). The expert is very optimistic not only about this year, but also about the coming years, provided, of course, that conditions do not change dramatically and there is no emergency or unforeseen crisis that turns the situation on its head. It is very likely, he said, that this year we will set a new record for receipts and income, continuing the trend of last year. The reports are very encouraging, as evidenced by the first figures for 2024.

Demand for travel to less popular island destinations high. Saturation and soaring prices in leading tourist destinations have led tourists to favor regional destinations such as the islands of Tinos, Naxos, Serifos, Skopelos and Thassos. However, the pan-European short-term rental market such as Airbnb has performed remarkably well in 2023, with demand growth exceeding 20% ​​compared to pre-pandemic levels in 2019.
