Reports from the tourism industry are optimistic, with pre-bookings of holiday properties on short-term rental platforms indicating strong interest, which is expected to increase next week ahead of the October 28 bank holiday.

Although the three-day period is “shortened” this year as October 28 falls on a Saturday, many destinations have recorded an increase in bookings compared to the corresponding period last year. In particular, the increase was 10% in Arachova, 28% in Ioannina, 25% in Karpenisi, 10% in Kalamata and 39% in Kastoria.

“Next week, we believe mobility will intensify, with pre-bookings hovering around last year’s levels of 85-95%, especially in popular mountain winter destinations,” says Themistocles Bakas, president of the Panhellenic real estate network E-Real Estates.

According to the E-Real Estates survey, in Arachova preliminary bookings for three days, from October 27 to Sunday October 29 reach 70%. In Kalavrita, 166 independent properties are registered on all short-term rental platforms, and the dynamics are down by 6% compared to the corresponding period last year.

High mobility was also recorded in the prefecture’s winter destinations Arcadia, with special attention to Dimitsane, Vytina and Stemnice. Advance booking rates reach 95%, 85% and 95% respectively. There are 104 registered properties in Karpenisi, which is 24% more than in the corresponding period last year.

City Ioannina is a traditional winter holiday destination and sees heavy tourist traffic during the winter months. However, there are 478 self-contained houses/apartments in the short-term rental industry, which is a 28% increase in the number of registered properties compared to last year. Advance bookings for the three days in October reach 81% and the number of properties available for rental now stands at 83. Asking prices for three days rentals range from €216 to €240.

In the capital of Messinia Advance booking rates reach 65% and there are 298 self-contained properties available for rent. There are 1,040 properties registered in Kalamata across all platforms, representing a 10% increase in new registrations compared to last year for the same period. The cost of renting a house for two nights ranges from €100 to €172 for a house of 90 square meters at a distance of 1 km from the city center.

IN Nafplioa year-round destination, has an advance booking rate of 50%, with 150 properties available for rent on the AirBnB platform.

The development dynamics of the short-term rental industry totals 357 properties, and the number of new listings has increased slightly by 1% compared to last year. Rental prices for three days range from €170 to €234 for a residence of 80 square meters at a distance of 400 meters from the center.

Finally, Nafpaktia as a whole has a pre-booking rate of 62%. Asking prices for rent in Nafpaktos town accommodation suitable for a family or group of 4 people range from 190 to 252 euros for three whole days. Nafpaktiya records an increase in new bookings by 26% compared to the corresponding period last year.
