Energy class of housing determines the price of real estate


In recent years, the real estate market has become increasingly sensitive to energy consumption class.

This is because European directives, Greek legislation and support programmes such as “Εξοικονομώ” have made energy class central element in assessing commercial real estate performance.

According to the latest SPI price index data, Athens and its suburbs have seen significant house price growth high energy class (minimum electricity consumption covered by renewable energy sources). The eastern suburbs saw the largest increase in average asking prices for energy-efficient rentals, with an overall increase of 38.2% from 2021 to 2024. In terms of the number of houses with an average energy class, the southern suburbs are in the lead, followed by the center of Athens. More than 40% of houses with a low energy class (F and G) are concentrated in the center of Athens.
