Student Golgotha: Is it possible to find affordable housing in Attica?


Finding affordable housing for students who find themselves away from home due to enrollment in a university is not an easy task. Finding a property with a rent of less than or equal to 300 euros is almost impossible.

Data from the Panhellenic Network E-Real Estates study shows that In the “traditional” student areas of Athens, the availability of apartments above the ground floor, up to 50 sq.m. and with asking rents of up to 300 euros is approximately 0.8%. For comparison: in 2023 this figure was 2.89%, and in 2022 – approximately 10%.

In the central areas of the Greek capital, 9 out of 10 properties available for rent (up to 50 m2) have asking rents of over €400 per month, and 54.3% of similar offers exceed €500.

In the Western suburbs areas Only 1.6% of eligible homes (above 1 floor and up to 50 m2) are available for rent under €300, compared to 3.7% last year and 14.29% in 2021. In 8 out of 10 student-friendly properties available for rent this year, the asking rent is over €400 per month.

In Piraeus Rental prices have increased significantly in recent years, with the region recording the highest growth in the Attica basin. The availability of student housing with rents up to 300 euros reaches 0.94%, compared to 0.75% in 2023 and 7.14% in 2022. In total, 7 out of 10 available properties have asking rents of over 500 and 600 euros.

Southern Suburbs traditionally remain the most expensive real estate for rent, states CNN Greece: Affordability of apartments renting at €300 is zero (0.30%). In the northern suburbs 8 out of 10 properties available for rent have asking rents over €500 per month.
