Airbnb fines landlords up to €500,000


With the advent of 2023, it became clear that the situation with airbnb in our country will change radically, and this will be felt in full by the owners of the property they rent, who until recently had a certain freedom of action.

Anyone who has rented properties on the airbnb platform knows that tax evasion in most cases goes “beyond” all logic. But now tax evasion is being tackled (as much as possible) with a new bill that provides for astronomical fineswhich is expected to be achieved 500,000 euros!

In particular, the bill, introduced on Friday (August 25) by the Ministry of National Economy and Finance, provides that those who do not comply with the new provisions will face very serious sanctions – in addition to the penalties already provided for by current legislation for other possible tax violations – such as for platforms that do not comply with the measures (including suspension of activities and fines up to 500,000 euros, as well as termination of access to platforms that do not cooperate), and for users who have not declared the necessary information on the platforms (closing an account on the platform, withholding payments ).

The bill aims to establish an automatic exchange of data between the tax authorities of Greece and the country where the headquarters of each platform is located, every six months on these transactions with the tax authorities of the countries EU.

The goal is reconciliation with declarations submitted by taxpayers on income from platforms. The data includes the name, address, VAT number, IBAN of the seller’s bank account, income received, commissions, fees and taxes paid, property address, rental days, etc.

So what does all of the above mean in practice? It is that everything we have known so far about airbnb is changing, that the whole process is entering a much more serious and stable framework, and that violators will be severely punished if they continue to violate the provisions of the relevant law.
