How much does it cost to rent an apartment up to 50 sq.m. in Athens – tables by region

“The current year is the most difficult in all the previous 4 years,” emphasizes Themistocles Bakas, president of Panhellenic Real Estate Network E-Real Estates, as 70% of affordable student housing rents more than 400 euros per month.

Real estate websites fix an increase in available properties with the highest rents and a decrease in those with the cheapest. The increase in the availability of student housing with the highest asking rent “reflects” an increase in asking prices of potentially 12-16% over last year.

Zero availability of student housing with rents up to €300

“Last year, the availability of student housing with the requested rent up to €300 was 10%. This year, according to data obtained to date (from real estate ads posted on websites), the search for student housing above 1 floor up to 50 sq.m., with a requested rent of up to 300 euros, in Athens, especially in student areas, is almost is zero,” says Mr Bakas. They represent only 4.64% (12.47% in 2022) of the total.

A similar picture was recorded in the regions western part of Athens, where only 5.2% of houses are above 1 floor up to 50 sq.m. available with rent up to 300 euros this year compared to 14.29% last year. In the districts southern suburbs the availability of student housing up to 300 euros is almost zero (1.62%), while in Piraeus it is only 7.14%.

Center of Athens: 7 out of 10 properties available for rent have an asking rent of more than 400 euros per month

According to the data obtained from the tables below, an interested student who decides to look for a residence in the center of Athens should know that this year 71.4%, i.e. 7 out of 10 up to 50 sq.m., have an asking rent of more than 400 euros.

The largest number of houses (80%) were built before 1980. This year, 4 out of 10 apartments have an asking rent of between 501 and 600 euros, while last year it was only 1 out of 10. Depending on the rent and area, the property can be partially or completely renovated.

Western suburbs of Athens: 6 out of 10 properties available for rent have a rent of more than 400 euros
The availability of student housing in the western suburbs of Attica, mainly in Egaleo or Peristeri, with asking rent up to 300 euros, is almost nil, with some exceptions in unrenovated houses built in 1970.

Indicative of the situation is that in recent years, buildings of 15-20 sq.m, on the 3rd and 4th floors without an elevator, have been built around Barautadikos in Egaleo, with a requested rent of 200-250 euros. At the same time, according to the table below, this year the affordability of houses has decreased by 10 percentage units with the requested rent of 351-400 euros, 401-450 euros and 451-500 euros.

Southern suburbs of Athens: 7 out of 10 properties available for rent have an asking rent of more than 400 euros per month

Search for student housing in the southern suburbs of Attica, mainly in Kallithea and Zografou area, with asking rent up to 300 euros, zero. Last year, only 2.52% of affordable houses up to 50 sq.m. above the 1st floor, the rent ranged from 501 to 600 euros. This year, almost 3 out of 10 houses – from 501 to 600 euros, which indicates a small availability of properties with lower rents.

Piraeus: 7 out of 10 properties available for rent have an asking rent of more than 400 euros per month

According to the data obtained from the tables below, an interested student who decides to look for housing in Piraeus with a payment of up to 350 euros should know that most of them are apartments of 21 sq.m. – 30 sq.m., completely renovated and mostly with all appliances.

At the same time, 5 out of 10 apartments have an asking rent of between €451 and €600, while last year the corresponding percentage was 2 out of 10 residences. In effect, there has been an increase in the affordability of the highest asking rents and a decrease in the lowest.
