Halkidiki: rental prices soar ahead of summer

Rental prices in Halkidiki have risen sharply in the first quarter of 2023 compared to the same period last year. The region recorded the highest price increase in the country.

According to the price index of Spitogatos (Greek real estate website), which reflects the dynamics based on millions of actual data, during January-February-March 2023, the average price for renting houses in Halkidiki reached 32.26 euros per square meter, while a year earlier it was 30.56 euros per square meter.

According to thesstoday, rents have increased by 5.6% this year in the prefecture of Chalkidiki. This is more than twice as high as in the Cyclades, which are ranked 2nd in this indicator, and more than three times higher than in the Northern suburbs of Athens (3rd place).

Areas preferred by the inhabitants of the Balkans and Northern Hellas: Polygyros, Kassandra, Sithonia, Pallini and Kallikratia. For example, a studio apartment of 45 sq.m, on the ground floor and fully furnished, in the area of ​​Neo Heraklion is rented for 500 euros.

Concerning real estate sales prices in Halkidikithen in the first quarter of 2023 there was an upward trend compared to the corresponding period last year, according to Spitogatos. In particular, the average selling price reached 2,000 euros per square meter, an increase of 12.5% ​​- last year the price was 1,778 euros per square meter. The increase in prices occurs in the famous coastal areas of Halkidiki, such as Nea Potidia, Nikiti, Nea Fokea, Pefkohori, Kallithea, Chaniotis, etc.

A furnished 3-level mansion with a total area of ​​150 sq.m, built in 2012 in the Pefkochori area, is sold for 430,000 euros, while the sale price of a furnished apartment of 72 sq.m., built in 2005, in the Kallithea area (Chalkidiki) costs 140,000 euros. On the other hand, in Nea Moudania, the sale price of small apartments in fairly good condition starts from 600 euros per square meter and goes up to 1000 euros. According to the agency, tourist properties (vacation and rental houses) in the prefecture of Halkidiki have higher prices (both rentals and sales).

It is also noted that in Northern Greece, the largest increase in house prices in this quarter, compared to the previous year, was recorded in the municipality of Thessaloniki (+19.60%), and the largest decrease was in the Prefecture of Grevena (-16.70%) .
