Demand for Airbnb properties has grown significantly in 2023, what is the position of Greece

In 2022, Greece ranked fourth in Europe for Airbnb listings, according to data from AirDNA.

Overall, short-term rental bookings reached 11.5 million last year, up 56.8% from 2021 and 19% from 2019.

Hungary is the champion

Hungary recorded the largest increase in the indicator, with 62.1% more overnight stays compared to 2021. It is followed by Portugal with 60.2% and Norway with 59.4%. At the same time, Europe recorded a record number of bookings in 2022, reaching 355 million overnight stays, up 39% from 2021 and 2.9% from 2019. The increase in demand could be even greater if it did not exceed the increase in supply.

Stunning demand in 2023

Based on bookings, short-term rentals are expected to increase by 25.9% this year in Europe. Demand also picked up in Greece in 2023, with bookings up to 18 January up 34% compared to 2022.

What kind of housing is most in demand

Smaller and cheaper apartments have priority. The most important criteria, according to AirDNA, are the price and availability of air conditioning. And vice versa, Amenities such as parking, swimming pool and hot tub seem to be no longer of interest (not significant) to travelers.

In hotels, the picture is reversed. According to the Athens, Attica and Argosaronikos Association of Hotels, in the eleventh month of 2022, occupancy decreased by 11.% compared to 2019 and reached 70.3% from 79.8%.

The average room rate was €102.04 in November from €88.3 in 2019, an increase of 15.6%. For eleven months, the average price was 123.36 euros compared to 107.55 euros in 2019, an increase of 14.7%.

Data for December is not yet available, but information from the travel industry indicates an increase in traffic and occupancy compared to November due to the Christmas and New Year holiday season.
