In Greece, the circle of recipients of annual rent returns has been expanded: income limits have been increased, and the first special payments must take place before September 25.
The new payment calendar and criteria were explained on September 9 on air ERTnews.
Main payment – November 25–30
For most tenants, the mechanism remains the same: the state returns 1/12 of the rent actually paid for the previous year.
That is, for a person who rented a home for the entire year 2025 at the same price, the return approximately corresponds to one monthly payment.
The basic limit for a main residence is up to €800plus €50 for each dependent child – in this case the payment cannot be more than 1/12 of the actual annual rent paid.
New income criteria
From 2026, the limits will expand significantly:
- single – income up to €25.000;
- married couple or registered partners – up to €35.000;
- additionally – €5,000 for each dependent child;
- single parent – up to €39.000 plus €5,000 for each child after the first.
It is the increase in these thresholds that will allow people who last year slightly exceeded the old limits to get into the program.
Separate payment until September 25
To September 25 There should be a special payment for some health and education workers working in the regions.
We are talking, among others, about doctors, nurses, teachers and professors working outside Attica and the Thessaloniki metropolitan area.
They are being returned 2/12 rent for 2024up to a maximum of €1.600.
For this special payment, according to ERT, no application is required: the data is transferred to AADE automatically.
An application for a regular return is also not required.
Standard refund is automatically credited to IBAN registered in myAADE.
Therefore, it is critical to check:
- Is the IBAN up to date?
- is the accommodation indicated correctly?
- is there an electronic lease agreement;
- whether the rental amount corresponds to the data in the E1 declaration.
The Athens News has already explained in detail what errors in the declaration can reduce the payment or block it completely.
If the property was not rented all year
This does not deprive you of your right to payment.
If, for example, the apartment was rented for only six months, the rent actually paid for these six months is added up, after which the amount is divided by 12.
For example: €600 × 6 months = €3,600. The refund will be €300.
Student housing
The refund also applies to student housing – up to €800 per student in cases provided for by law.
According to the current official clarifications, AADE for student housing applies income criterion, but not property.
The detailed official mechanism is set out in AADE clarifications on article 70 of law 5217/2025.
