Greeks still choose housing: according to data RE/MAX Ελλάςin 2025, almost three-quarters of transactions were in residential real estate.
Greek real estate market in 2025 confirmed the main trend of recent years: buyers first of all choose housing, and most often – old apartments and houses. According to the study RE/MAX Ελλάς, 74.8% of all completed transactions in the country were in residential real estate, and 75.6% residential properties sold were over 20 years old.

Study RE/MAX Ελλάςthe country’s largest real estate network, is based on thousands of completed transactions conducted in 2025 through a network of 90 offices and more than 1,200 real estate consultants throughout Greece.
The overall picture shows that buyers remain clearly focused on residential real estate. In second place are land plotsthen – agricultural land And commercial properties.
| Property category | Share of deals in Greece |
|---|---|
| Residential real estate | 74.8% |
| Land plots | 14.3% |
| Agricultural plots | 5.8% |
| Commercial real estate | 5.1% |
The main indicator of the study is the age of the purchased home. In 2025 three out of four residential propertiessold online RE/MAX Ελλάςwere over 20 years old. New buildings less than 5 years old took only 12.3% sales This is not explained by a lack of interest in modern housing, but primarily by its limited supply.
| Age of residential property | Sales share |
|---|---|
| Up to 5 years | 12.3% |
| 6–10 years | 0.3% |
| 11–15 years | 2% |
| 16–20 years old | 9.8% |
| Over 20 years old | 75.6% |
The limited construction of new homes in recent years has been unable to meet growing demand, according to the study. As a result, buyers are increasingly forced to turn towards the old fund. Word “forced” there is nothing superfluous here: many would prefer an energy-efficient new building, but the market, as usual, responds not with desires, but with a price tag and shortages.
Moreover, where the buyer still has the opportunity to purchase a new property, the choice is often made in favor of new buildings. Such housing better meets modern requirements: energy efficiency, layout, technical condition, fewer hidden costs for repairs and modernization.
Attica: the old foundation dominates almost completely

IN Attica demand is even more focused on housing. According to RE/MAX Ελλάς, 85.3% properties sold in the region were classified as residential real estate. Commercial facilities and land plots occupied 7.2%and agricultural plots – total 0.3%.
At the same time, the land market in Atticaincluding plots and agricultural land, grew by 1.8% compared to the previous period. This shows that interest in land continues, especially in the face of a shortage of quality housing and expectations of further price increases.

Age structure of transactions in Attica especially significant: 86.2% residential properties sold were over 20 years old, while new buildings under 5 years old were only 3.3%. In other words, the buyer in the capital region in most cases chooses not the dream of a new house, but the reality of an old building with future renovation.
Thessaloniki: almost the same picture

IN Thessaloniki the situation is similar. Residential real estate amounted to 87.4% all sales in 2025. Commercial properties occupied 8.7%land plots – 3.5%agricultural plots – 0.4%.
In terms of the age of the objects, the picture is also close to that of the capital: 87% sold residential properties in Thessaloniki were over 20 years old. New buildings under 5 years totaled 2% of the total number of transactions.
The rest of Greece: more land and more new buildings
In the rest of the country, housing also remains the first category, but its share is lower than in the two largest urban centers. For residential real estate it was necessary 69.4% sales Land plots occupied 18.3%agricultural lands – 8.5%commercial real estate – 3.8%.
In the regions, interest in land is more noticeable. This is logical: outside Attica And Thessaloniki buying a plot is often seen not only as an investment, but also as an opportunity for future construction, family use or a tourism project.
The age structure in the rest of Greece looks slightly better for new housing. The share of objects older than 20 years was 69.3%and new buildings up to 5 years – 17.9%. This is significantly higher than in Attica And Thessalonikiwhere the supply of new facilities remains particularly limited.

| Region | Share of housing in sales | Housing over 20 years old | New buildings up to 5 years |
|---|---|---|---|
| Attica | 85.3% | 86.2% | 3.3% |
| Thessaloniki | 87.4% | 87% | 2% |
| Rest of Greece | 69.4% | 69.3% | 17.9% |
Overall data RE/MAX Ελλάς show that the Greek real estate market remains a housing market, but primarily for old housing. Buyers want apartments and houses, but limited construction and the high cost of new properties are pushing a significant portion of demand towards the old stock.
At the same time, interest in plots and agricultural land continues, especially outside large cities. This direction remains a stable option for buyers who are looking not only for a ready-made property, but also for a long-term construction or investment opportunity.
The main conclusion is unpleasantly simple: there is demand for modern housing, but there is little supply. Therefore, the Greek buyer again goes where the market has left at least some choice – to old apartments, old houses and the eternal hope that the renovation will not be more expensive than the transaction itself.
