ΑΑΔΕ publishes bills for ΕΝΦΙΑ-2026: who will pay more


ΑΑΔΕ in the first ten days of March will publish notifications on ΕΝΦΙΑ 2026. Most will pay the same amount, but some owners will see an increase in charges. Payment is available in one lump sum or in 12 installments.

Most property owners will pay the same as in 2025, since the calculation parameters property tax have not changed.

Who will see changes in amounts

However, hundreds of thousands of property owners will face assessment adjustments.

1) Those who in 2025 acquired real estate, shares or other real rights, and also legalized semi-closed premises by declaring them as premises of primary use, will see an increase in the amount. On the contrary, those who sell or transfer the property will pay less.

2) Persons who have lost the right to partial or complete liberation from ΕΝΦΙΑ due to exceeding established income limits, they will pay more – up to doubling the tax, if they previously enjoyed a 50 percent exemption, or will be required to pay tax for the first time.

3) Those who become eligible for benefits in 2026 – due to an increase in the number of family members or a decrease in annual income below established thresholds – will pay less or will be completely exempt from tax.

4) Owners of a property with a taxable value of up to 500,000 euros, which, as of January 1, 2026, was simultaneously insured against fire, earthquake and flood for at least three months during 2025, will receive a discount of up to 20% on the tax amount for each insured property. For objects costing over 500,000 euros, the discount is limited to 10%.

E9 application operation

In connection with the preparation of the calculation ΕΝΦΙΑ 2026 ΑΑΔΕ reported that the form submission application E9 for 2026 will not be available from February 19 until notices are published and corrective returns are opened.

Additionally, the 2027 E9 filing service will be temporarily unavailable on February 19 from 9:00 a.m. to 1:00 p.m.
