How to get maximum discount on ΕΝΦΙΑ: insurance, terms and main pitfalls with square meters.

ΕΝΦΙΑ V 2026 will be calculated in two main directions: these are target discounts for insured real estate starting from 2025, and large-scale reduction – up to the complete abolition of the tax – which will come into force in 2026 for thousands of small localities. For millions of owners, the real question is one: how to ensure the maximum possible benefit? The steps are already defined and, most importantly, require attention to detail.

The first and key variable is cost of the property. There are two categories: houses worth up to 500,000 euros and houses worth over 500,000 euros. This section is not formal, it defines the upper limit discounts. Properties up to 500,000 euros can qualify for reduction of ΕΝΦΙΑ up to 20%while higher value properties are limited to a maximum discount of 10%.

Insurance as the key to a discount on ΕΝΦΙΑ

The next step – and perhaps the most important – is home insurance. The government has set a reduction ΕΝΦΙΑwhich is directly related to whether the owner has insured his property with specific types of coverage: earthquake, fire And flood. These are not additional options, but prerequisites for activating the discount. Along with them comes another critical technical requirement: the insurance must cover the full cost of restoration (anykapostasis). The minimum threshold set by the state is 1,000 euros per square meter, including warehouses and garages, but excluding the cost of a plot of land.

And here comes a point where many owners “cut off”: the number of square meters in the insurance policy must completely coincide with what is indicated in form Ε9. Even a small discrepancy means automatic exclusion from the right to a discount.

It is the duration of insurance that “builds” the size of the discount. Anyone who insures an object for at least three months during 2025 is entitled to a minimum tax reduction on 5%. Further, as the period of insurance coverage increases, the discount percentage also increases. Full annual insurance can provide the maximum reduction in: 20% for objects worth up to 500,000 euros and 10% for properties above this threshold.

Small settlements and cancellation of ΕΝΦΙΑ

Starting from 2026 the second “wing” of tax breaks is launched, which is no longer related to insurance, but depends on location of main residence. ΕΝΦΙΑ will be reduced by 50% in 2026 and completely canceled in 2027 for main place of residence in settlements with a population of up to 1,500 inhabitants – with the exception of populated areas Atticaexcept the islands.

In border areas (Evros, Western Macedonia, Macedonia, Thrace, Epirus) the bar rises to 1,700 inhabitants. In general, the measures will affect approximately 1 million propertiescreating tangible relief for homeowners in small communities, especially in demographically and economically vulnerable regions of the country.
