In 2026 Greece will come into force new changes to real estate tax (EFΙΑ)which will affect more 7 million taxpayers. Near 2 million owners will experience noticeable changes in the amounts reported on their tax notices.
According to the Ministry of Finance, updated EFΙΑ receipts will be posted in taxpayers’ personal accounts by mid-term. March 2026. You can pay the tax one time until the end of March or in 12 equal monthly payments — from March 2026 to February 2027.
Who will be affected by the changes?
- Owners of main houses in settlements with up to 1,500 inhabitants, with the exception of the municipalities of Attica (except for island regions). Recalculations and possible tax breaks are provided for them.
- Those who purchased or sold real estate in 2025 – including shares, shared ownership, or registered previously illegal extensions and closed spaces converted into residential ones.
- Owners who have received the right to partial or complete exemption from the EFΙΑ in 2026 due to a decrease in income or a change in income thresholds.
- Households that lost benefits due to growth in 2024 total income above the tax exemption limits.
What will change for taxpayers
The new formula for calculating EΝФΙΑ takes into account not only income And property typebut also geographical features settlements. Residents of small towns and villages will benefit, while property owners in Attica and popular tourist areas are likely to see increase in tax burden.
According to the Ministry of Finance, the purpose of the reform is “fair distribution of the tax burden” and adaptation of the tax to the real value of objects, after revision of cadastral prices.
Experts note that the EFΙΑ 2026 reform is the most extensive update of the real estate tax system in recent years and part of the government’s strategy to stabilize budget revenues without increasing the overall tax rate.
