The Athens Riviera is getting younger: investors under 40 are changing the real estate market

Young investors set a new tone on the Athens Riviera

Athens Riviera has become a magnet for investment in recent years, but the new phenomenon is not the scale of transactions, but age of investors. More and more buyers under 40 are investing in seaside properties, creating a new generation of owners and changing the philosophy of the market.

“We are seeing a strong increase in interest from buyers under 40, who are bringing a different mentality and new expectations to the real estate“, notes Corina SaiaGeneral Director Premier Realty.

From short-term profit to long-term value

If earlier investors sought quick returns through rent, today 60–70% young buyers are targeting increase in asset value over the next decade. Only a third retain priority for rental income. This reflects the maturity of the market – the focus is shifting to stability, quality and durability.

Average investment in luxury sea view homes ranges from 1 to 5 million euros. At the same time, more and more projects are appearing south of the traditional “golden” zones – in the regions Anavyssos, Sounio And Laureoticswhere the prospects for price increases are higher.

Today about 25% of all investors in the Athens Riviera are under 40 years of age, while five years ago their figure was no more than 10%. Younger generations, flexible and oriented towards international trends, view housing not only as a home, but also as investment tool and lifestyle.

Smart homes and environmental friendliness

The priority for new investors is energy efficient and smart houses. In 30–40% of cases they more often choose projects with photovoltaic panels, thermal insulation and low carbon footprint. Luxury apartments and maisonettes remain popular at prices ranging from 7,500 to 12,000 euros per m², and in coastal areas – over 13,000 euros per m².

Telework and a new understanding of comfort

Height remote work stimulated demand for housing that combines an office by the sea and a stress-free lifestyle. Professionals in the fields of technology, finance and consulting are increasingly choosing the Athens Riviera as their permanent residence.

“The younger generation of investors is changing the map of the Athens real estate market: they are looking not just for luxury, but lasting value“, emphasizes Corina Saia. According to her, Athens Riviera is evolving into one of the most dynamic Mediterranean destinations, combining quality of life, international interest and investment sustainability.
