ΕΝΦΙΑ 2026 will bring tax relief more than 1 million Greeksmainly to residents of small settlements and owners of insured houses.
Less taxes for villages and insured houses
To the beginning March 2026 more 7 million property owners will receive new tax bills ΕΝΦΙΑ. However, not everyone will pay the same: over a million taxpayers expect significant reduction payments.
The government has included in the new tax bill measures that will reduce the total tax bill by 150 million euros in 2026–2027. Residents will receive basic benefits small settlements up to 1,500 peopleowners insured houses and low-income citizens.
50% discount in 2026, full exemption in 2027
The main change concerns the main residence in settlements with a population of up to 1,500 people, with the exception of settlements in Attica (except for island ones). For such owners, ΕΝΦΙΑ will be reduced by 50% in 2026 and it will be completely canceled in 2027.
The discount applies only to main residence and is valid provided that it the cost does not exceed 400,000 euros. Owners of additional properties – dachas, plots or apartments above this threshold – will pay tax without discounts.
Insurance Bonus and Low Earnings
The discount can increase by more than 50% for those who insure their home against fires, floods and earthquakes — additional benefit reaches 20%. In addition, about 900,000 taxpayers with low incomes will retain the right to a 50% reduction or complete exemption from tax.
Also, owners of property damaged by natural disasters will not pay ΕΝΦΙΑ.
Who should check E9
To January 31, 2026 citizens will be able to update information in the form Ε9 — add, delete or adjust property data to avoid errors when calculating taxes.
Attica leads in property value
According to ΑΑΔΕthe total value of Greek real estate in 2025 increased by 6 billion euros and reached 778 billion euros. The main growth was provided by construction activitywhile objective prices remained stable. More than half of the national capital is concentrated in Attica: 410.97 billion euros in the general assessment of property.
Thus, ΕΝΦΙΑ 2026 promises to be the first tax year where small communities and owners of insured homes will feel relief, while most city residents will pay an amount close to last year.
