Greece moves to digital real estate control
The Greek state launches MΙΔΑ – a single digital register that will, for the first time, unite all data on real estate in the country. The system is developed under control АΑΔΕ and will become the main tool for streamlining taxation And fight against shadow property.
According to Ministry of FinanceMIDA will allow you to create “a single, complete and reliable picture” property status of citizens and companies. It will be used as a basis for tax audits and housing policy development.
How the new system will work
From January 2026 АΑΔΕ will begin automatic reconciliation of declaration data E9 with notes Cadastre through the system ΚΑΕΚ. Owners will be able to check and update their data online, without visiting tax offices.
Each property will be assigned digital dossierwhere they indicate the type, area, floor, address, status (residential, unfinished, rented), codes ΑΤΑΚ And ΚΑΕΚenergy supply data, insurance, litigation and building licenses.
If the system detects objects not declared to the tax authoritiesbut registered in the Cadastre, the owners are threatened checks and fines. However, minor discrepancies will not be penalized.
Transparency and anti-evasion
MIDA will also cover rental properties, requiring owners to indicate their current use. Information will be update in real timeincluding termination of lease agreements.
Parallel АΑΔΕ introduces other digital tools: mandatory electronic invoicing system, digital client dossierplatforms BI & Data Analytics with elements of artificial intelligence, as well as systems tax risk assessments.
According to the ministry’s forecasts, additional budget revenues from reducing tax evasion will exceed 2.2 billion euros. By 2026, the legislative framework for taxation will also be completed cryptocurrencies.

Experts emphasize that МΙΔΑ – not just a database, but technological foundation of the new tax era. The system will provide the state with full control over the movement of real estate, simplify administration and increase citizens’ confidence in the taxation process.
“Greece is entering a new digital era – an era of transparency, efficiency and responsibility in the real estate sector,” the ministry notes.
