Kyriakos Pierrakakis announced the preparation of new measures aimed at regulating the market short term rental and increasing affordable housing.
The authorities intend to tighten rules and control over platforms like Airbnb, without “demonizing” the industrybut achieving balance between tourism and the right of citizens to housing.
The new law came into force on October 1 5170/2025which sets strict standards and requirements for short-term rental properties.
New measures and balance of interests
Minister of National Economy and Finance Kyriakos Pierrakakis stated that the government is considering the possibility of additional measures in the field Airbnbto increase housing affordability for citizens. According to him, “the state is closely monitoring the situation in the short-term rental market, without seeking to demonize the industry, but is obliged to find a balance between tourism and the right to affordable housing.”
Pierrakakis emphasized that, despite the restrictions already introduced – in particular, ban on renting out new apartments in three areas of Attica until the end of 2026 – the government is receiving new proposals. These include tighter limits on the number of facilities and possible changes to tax policy in relation to short-term rentals.
“No decisions have been made yet, but if necessary, we will act decisively,” — the minister specified in a comment to the publication Real News.
Law 5170/2025: new standards for short-term rentals

Control and sanctions
