According to the study RE/MAXin 2025 Greek tenants are looking for small, bright and energy efficient apartments next to public transport.
Almost 90% prefer reconstructed housing with modern windows and heating on natural gas. At the same time, rent across the country increased by an average of 4.3%.
The ideal home of the future is less luxury, more functionality and sustainability.
Trends: smaller footprint, more light and efficiency
New data RE/MAX show: tenants of 2025 are looking for first of all comfort, energy efficiency and accessibility. The era of “facade squares” and ostentatious luxury is leaving. Greeks are increasingly choosing renovated mid-sized apartments with modern heating systems and good natural light.

In Attica, 94% of respondents named “light and space” as the main factor in choosing housing, 62% – quiet streetand 56% – availability balcony, view or parking space. For 82% it is important that the apartment is reconstructedand 69% pay attention to aluminum windows; another 25% prefer the latest materials (PVC and others).
Heating and technology
Among the comfort factors, the leaders remain natural gas – 75% of tenants are looking for it. Interest in Smart Home– systems remains moderate: only 19% consider home automation important, 81% are indifferent. For the vast majority (94%), the key criterion remains proximity to public transport.

In Thessaloniki the picture is similar, but with nuances. Here 88% of tenants are looking for bright, walk-through apartments62% value availability view, balcony or garden and convenient transport links. However, only 25% put the quietness of the area first. But natural gas heating is an absolute standard (100%).
Only 12% of tenants are interested in having a storage room. As for furnishings, opinions are divided: 50% prefer housing no furniture12% are looking furnished apartmentsand 38% are neutral about it.
Rising prices and regional differences
Amid growing demand, rental rates in 2025 grew by an average of 4.3% throughout Greece. The greatest growth was recorded in regional cities — +5.3% compared to last year. IN Attica rent increased in price by 4.5%, and in Thessaloniki – by 3.1%.
RE/MAX experts note that the market is gradually enters the maturity phase: Demand becomes more selective, and the quality of housing becomes the main factor determining price. Increasing interest in energy efficient apartments and refurbished properties indicates a long-term shift towards sustainable housing standard.
Conclusion: rational rental era
The renters of 2025 are pragmatic city dwellers looking for… housing for life, not for status. They are willing to pay a little more for energy efficiency, light and location, but less and less for space and ostentatious comfort.
