From villas in Kifissia before the former Piraeus factories and residential areas Kipseli — Athens have undergone a quiet but massive transformation. New projects, reconstructions and market trends shaped not only the architectural appearance of the city, but also the social map of its inhabitants.
A city that changes through buildings
Modern Athens changed not by slogans, but by construction cranes. Old mansions and industrial buildings have found new life, becoming an example of how history and technology can coexist. It is through this prism, as the agency notes ΑΠΕ-ΜΠΕa new “face of the city” is being formed.
A striking example is the project The Heritage companies Hellenic Properties V Strofili, Kifissia. The former royal summer residence has been transformed into a collection of seven modern mansions ranging from 168 to 334 square meters. m. Architect Dimitris Agiostratis preserved the historical structure of the building, introducing energy-efficient technologies of category A+, a smart home system and heat pumps. The project was noted on European Property Awards as the best reconstruction of a residential property in Greece.
IN Piraeus Canadian band Mercan launched a major transformation of a historic building Keranis to a multifunctional residential complex Keranis Residences with an area of 29,900 sq. m. Six floors, 408 furnished apartments, food areas, wellness spaces and rooftop garden overlooking the city should be completed by the end of 2027. According to the chairman Jerry Morgan and heads of Mercan Greece Theodore Kioutsoukisthe project will create hundreds of jobs and revitalize the urban landscape of Piraeus.
The company embodied a similar philosophy Noval Property (group Viohalco) with the project Ardittos House in the Mets area. The 1981 building was completely reconstructed and certified according to the standard LEED. Building with an area of 4,300 sq. m. combines elements of a classic Athenian house and modern aesthetics. There is a sculpture in the foyer “The Secret of the Sacred River” female artists Venii Dimitrakupouloureflecting the connection between the city and art.
And in Kipseli company URBAND from the developer ΕΠΙΚΥΚΛΟΣ proved that urban renewal can start with one block. The seven energy-efficient Class A+ homes are built using natural materials, sustainable technologies and a 20-year green energy supply. The project is accompanied by an innovation program 10-10-10which combines quality assurance, service and resident participation in property management.
Market and society: behind the facades of change
This wave of construction and design coincided with the maturity of the Athens housing market. According to the study Geoaxis for the third quarter of 2025, the average cost of new apartments increased by 6.07% over the year and by more than 15% over two years. Prices for old properties increased by 6.65% and 14.97%, respectively. Over a ten-year period, the cost of housing in the capital has increased by more than 94%.
The main growth factors are limited supply, a stable economy, the interest of foreign investors and programs like Golden Visa. Tourism and short-term rentals have consumed a significant portion of the available stock, exacerbating housing shortages and driving up prices.
However, behind the economic successes lie social changes. According to Eurostatthe home ownership rate dropped to 69.6% in 2023 (from 72.8%), and among citizens 25–34 years old, only 11% were property owners. The gap between income and prices widened: with average wage growth of 2.9%, housing costs increased by 10% per year. Young Athenians are increasingly choosing to rent rather than buy.
New thinking: the city as an ecosystem
Hybrid employment has changed the structure of demand. People are looking for spacious, bright apartments with energy efficiency, environmentally friendly materials and good transport accessibility. Suburbs with green spaces and sustainable infrastructure are becoming centers of the new urban philosophy.
Modern projects combine technology, aesthetics and respect for history. Athens demonstrates that a city can evolve without losing its identity: restoration meets innovation, and the housing market is gradually becoming mature and focused on sustainability.
Athens 2025 is a city that is learning to combine past and future, building an economy around architecture, and architecture around people.
