Airbnb: how to avoid fines for short -term rental


The control objects of short -term lease (Airbnb, etc.) run the risk of getting High finesvarying from 5000 to 20,000 eurosif they do not comply with new requirements of minimum standards for rented real estate.

According to the circular of the independent service of Greece income (Ααδε), the path for imposing fines opens, which describes the provisions recently adopted by the parliament, determining the conditions that should comply with the objects of the market for short -term lease.

The application of new norms will begin with October 1, 2025however, adaptation to new standards requires preparation to make the necessary corrections in order to avoid fines.

Standards for Airbnb

As indicated in the circular, when checks are carried out by mixed groups of employees of the Ministry of Tourism with the participation of αδε inspectors, in addition to checking the standards of short -term lease, a tax audit on the spot will also be carried out. According to published provisions, objects that are submitted as a short -term lease should:

  • be premises of the main purpose and have natural lighting, ventilation and air conditioning;
  • have insurance from civil liability for damage or accidents;
  • have an electrician responsible statement, fire extinguishers and smoke detectors, leakage relay or protection relay from electric shock, as well as evacuation signs;
  • have a certificate of combating rodents and insects, a first -aid kit with first aid items, as well as a reference with emergency numbers.

To verify compliance with the above standards, inspections will be carried out on the site of the leased object, which was registered on a special platform ααδε, employees of the Ministry of Tourism. A check by mixed control groups with the participation of employees of ααδε and the Ministry of Tourism can also be carried out to simultaneously verify compliance with tax obligations.

No less than for Ten days Prior to verification, the manager will be notified in any available way to provide all documents confirming compliance with standards. If necessary, employees conducting the audit may request the help of the authorities Greek police for conducting an audit that provide it at the requested time and place.

Inspecting employees of the Ministry of Tourism must have an official certificate and a written order for an audit on the site issued by the authorized body of the Ministry of Tourism or by the authorized bodies that present it during the audit. A written order should contain at least the number and date of the order, the name of the employee who is entrusted with the audit, as well as the name or name, address and number of tax accounting of the manager or the owner of the leased object.

Fines

If access to the check is not allowed, if the standards are not observed or the manager of the object does not fulfill its obligations, a fine will be imposed in the amount 5000 euroswhich will be charged in accordance with the provisions of the Code on the Collection of State Revenues (κεδε), which may lead to the seizure of property.

In addition, if a new check is carried out during the year after notification of the penalty and a violation of the standards will be established, a double -size fine will be imposed (10,000 euros), and in the case of each subsequent similar violation – in the four -time size of the initially imposed fine (20,000 euros).
