How to get up to 20% discount on ΕΝΦΙΑ


Owners who have insured their property against natural disasters and want to receive 20% discount on ΕΝΦΙΑmust submit a corresponding application in the myPROPERTY AAΔΕ application.

This concerns hundreds of thousands of home owners with an objective value of up to 500,000 euros who have insured their property against natural disasters throughout 2024.

Once logged into the application, interested parties must select property identification number (ΑΤΑΚ)corresponding to the insured home, and link it to the insurance policy number. If you have multiple insurance policies for the same property, you will need to repeat the process for each number. If there are other insured objects, the process is repeated for each object separately.

If there are other beneficiaries of the insured home (co-owners, users, etc.), they must provide their TIN to receive notification through AAΔΕ and submit an application through the platform using their credentials. Owners' data will be compared with those that insurance companies send to AAΔΕ before the end of January so that the services can begin issuing ΕΝΦΙΑ notices with reduced tax, since they will be sent in advance, given that payments will begin at the end of March and repayments will be carried out in 12 monthly payments.

According to the new regime, taxpayers with residential premises insured against natural disasters will receive 20% discount (last year it was 10%) on the total amount of the basic and “additional” tax (which is levied when the objective value of the property exceeds 400,000 euros and increases by certain factors), subject to the following requirements:

  • Residential premises are insured against earthquakes, fires and floods.
  • The insurance covers the previous year and is valid for at least three months. If the insurance period is less than one year, the reduction in ΕΝΦΙΑ will be proportional. Properties insured for less than 90 days are not eligible for the discount.
  • The insurance covers the full value of the property, which cannot be less than 1000 euros per sq. m. m. (the cost of real estate refers to the cost of the building or buildings – main and auxiliary premises – and does not include the cost of the land plot).

For those who own insured residential premises with a taxable value above 500,000 euros, the discount on ΕΝΦΙΑ remains at 10%. However, if they do not insure their property against natural disasters by June 1, 2025, they will not receive compensation from the state for damage from natural disasters.
