ΕΝΦΙΑ: unfair tax increase

Every year the government reaches the point of absurdity by rationalizing taxes and duties. This year, taxpayers, residents of Greece, will face the fact that they will see a new ΕΝΦΙΑfull of pointless promotions.

Presumably, the property tax may increase for some citizens, but not for others. In short, the owner, who expects to soon see what tax he will pay for 2023, will see changes in the new ΕΝΦΙΑ notices, sometimes not entirely pleasant.

Former president of the Hellenic Chamber of Tech, Yiannis Alavanos, says property owners with “vertical ownership” (κάθετη ιδιοκτησία) must be prepared to shell out “a tidy sum”. As Mr. Alavanos explains, “An owner who has vertical ownership of a quarter of the land is at a greater disadvantage than someone who owns his own independent land of equal size in full. This happens because the document confirming “the establishment of the right of separate property (vertical or horizontal, κάθετης ή οριζόντιας)” obliges the owner of the object to pay a tax 9.79 times higher than a person who owns a complete land plot in his own possession. Everything is very simple, because “the progression of the tax increase is not linear, but geometric (with a plot price from 400,000 to 2 million euros)”!

In general, the deadline for payment of ΕΝΦΙΑ is March 31, 2023, when the electronic filing of E9 declarations ends. Notices of the new ΕΝΦΙΑ will be sent to taxpayers around the end of April and payment will be made in 10 equal monthly installments starting in May.
