Shortly before the opening of lecture halls at the country’s universities and in conditions when the pandemic is still not defeated, the parents of students and the entire academic community started talking about the acute problem of student housing.
New data released by rental platform Spitogatos for student housing searches this year shows small changes to reflect the situation this year.
With the beginning of the school year, demand naturally increases, and on the other hand, parents are concerned about the situation with the introduction of their student children into housing, against the backdrop of a pandemic and restrictive measures for the unvaccinated.
With an average asking price per square meter from 7.6 euros, the cost of living for students in large urban centers has traditionally been higher than in the rest of Greece. In Athens, the highest average asking price is recorded at 9.7 € / sqm, followed by Thessaloniki at 8.3 € / sqm, while in the rest of Greece it reaches 6.9 € / sqm …
The pandemic appears to have a positive impact on the available volume of student apartments in most areas of Greece compared to 2019 and previous years. Before the pandemic, several districts that were once traditional for settling students (houses located near universities) had few compact housing, one and two-room apartments, which created significant difficulties for students and their families.
Athens
The cost of student housing in the center of Athens this academic year can reach 11.67 euros / sq.m, in Koukaki – 11.11 euros / sq.m, in Exarchia and Naples – 9.62 euros / sq.m.
There is a 7% growth in Nea Smyrni, despite the fact that the area is not traditionally student, although the Pantheo University is located nearby. There was no change from the previous year in Zografu (9 € / sqm), an area that was in demand as it is close to the university campus.
The lowest prices for student houses were found in the Nikia area, where the average is about 7.14 euros / sq.m, although asking prices in this area have increased by 7% per year.

Thessaloniki
The average asking price for student housing in Thessaloniki can range from 6.2 € / sq.m. in Evosmos and reaches 9.25 € / sq.m. in the Depo area, where the highest prices are recorded.
