The fair value of each property in the electronic application

The Ministry of Finance has posted a special online platform for determining zonal property prices, located in Greece, as part of an objective system for calculating the value of property.

The calculation is used for sales and purchases, inheritance (valuations) and ENFIA tax rates.

You can directly access the platform (https://www1.gsis.gr/valuemaps/) taking into account the following specific instructions prepared by ΠΟΜΙΔΠΟΜΙ:

Round zones (κυκλικές ζώνες) are shown in red, linear (γραμμικές ζώνες) – orange (on a scale of 1: 36,000 or more) and are marked as the name of the zone – price (€ / sq.m). The zonal price refers to a new apartment located on the first floor of a building facing the street. Switching between the 2018 and 2021 adjustment zones is done using the SQUARE button on the left, which indicates the date 2018 or 2021 (ΤΕΤΡΑΓΩΝΟΥ κουμπιού αριστερά).
To find the zone of the target system, enter the address, place name or zone code in the search field and click the magnifying glass icon to focus on the zone of interest. When you select a zone at a scale of 1: 72,000 or more, a window appears with information about the zone, the corresponding map and a table published in the Official Gazette, where the updated data are indicated. The updated zone value is displayed on the map. The application for calculating the fair value of a transfer of real estate or other specific tasks is activated by the corresponding button at the top right. After selecting a property on the map, as you enter the required information, the target value is displayed in the title bar of the window.

It was noted that this service is purely informative and is being gradually updated. For each legal use, prices, rates, cards and method of calculation are taken into account, as they are applied in accordance with the relevant decisions of the Minister of Finance, which were published in the government newspaper. System maps are based on approved road plans for each area. In any case, the relevant provisions issued by the competent city authorities apply to elements of urban planning.
