The sector of short-term rentals “woke up” this summer season, both for foreign tourists and for local Greeks, who preferring a safe vacation mostly choose separate apartments, houses or cottages.

In almost all coastal regions of mainland Greece, booking activity is recorded at a very high level, while in many regions of the country, more and more alternative destinations are emerging due to increased demand.

According to a survey by Panhellenic Real Estate Network E-RealEstates, Greeks and foreigners prefer apartments and houses with accommodation for up to 500 euros (on average 5 nights).
“The flexible cancellation policy, which has been adopted almost entirely by short-term rental platforms in the past 18 months due to the coronavirus pandemic, plays an important role with regard to possible local restrictions, further increasing demand,” explains the president. Many short-term rental platforms inform visitors when looking for a destination: “If you can’t pinpoint the dates of your stay, opt for free cancellation for more flexibility. With free cancellation, your plans (dates of stay) can be changed and rescheduled without any problem. “

Prices in the Aegean Islands mid-June

Santorini, Mykonos and Paros have the most rental properties. In the Cyclades Islands, advance reservations for 5 nights in June at a total cost of EUR 500 for 2 adults and 2 children under 12 years old are high rates.

In particular, on Naxos, the cost of living in a house with an area of ​​55 square meters is set at 388 euros for 5 nights. Folegandros has a total of 39 apartment or house registrations on short-term rental platforms, and now there are only 3 properties left with a total cost of up to € 500 for 5 nights in June. In Amorgos, a house of 55 sq.m for 5 nights costs 470 € for a family with 2 children up to 12 years old.

The total number of property registrations on short-term rental platforms is only 142, while the available properties are 76% booked (€ 500 for 5 nights). In Santorini, in Finikas, a house of 52 sqm costs 456 € for 5 nights, and in Kamari, a house of 40 sqm is available for 5 nights for 471 €.

According to a study by E-RealEstates, there are very few homes available in the Cyclades islands based on the aforementioned initial search characteristics, and usually with the exception of Santorini, Mykonos and Paros, which have 2,184, 2,046 and 1,640 short-term rentals. In most of the Cyclades islands there are not many properties and, of course, much fewer properties with a total value of up to € 500 for 5 nights.

Those looking to travel to the Ionian Islands prefer more spacious homes.

Homes registered on short-term rental sites (such as AirBnB), larger square meters, more suitable for a family of four, which in many cases have 2 bedrooms, are available mainly in the Ionian Islands.

In Argostoli, Kefalonia, a house of 90 sqm for 5 nights costs 392 €. The choice is obvious in the Ionian Islands because they have more properties listed on short-term rental platforms. Kefalonia has 1,785 houses for any budget, Zakynthos 1521, Lefkada 1145 and Ithaca 116.

The short-term rental sector, according to Mr. Bakas, offers options for every budget, from luxury villas with private and / or communal pool, apartments and / or houses with 2 and / or more rooms, as well as inexpensive apartments and houses from 40 to 50 square meters, where a family with small children can stay for sleep and / or for a family meal, and the rest of the time to be close to nature and the sea.
