The housing market in Greece is “gaining momentum”, as in the first four months of this year, compared to the same period last year, the number of requests for the sale of real estate increased by 61%, and for rent – by 30.5%.
At the same time, areas far from the center of Athens are in high demand for larger areas of real estate, which clearly indicates that market trends are driven by the phenomenon of telecommuting, which looks set to become a new reality for thousands of employees.
The heightened interest in renting or buying a home is changing the picture in 2020, when, according to the demand index (SDI Index) prepared by online real estate network Spitogatos, rents fell by 8.3% and by 2.2% for sold properties. (in the whole country).
In particular, this year the demand for real estate for sale in Attica increased by 65.2%, and for rented real estate the growth was about 28.2%. It is noteworthy that the growth in demand followed its decline: for rent by -5.2% and for sale by -7.5%, which was recorded in the first four months of 2020.
Of the most popular areas for the housing market, the suburbs of Attica (north, south and east) stand out. Markopoulo is in the first place, followed by Kifisia, Nea Makri, Vula and Khalandri, and the top ten are closed by Saronida, Rafina, Artemis, Agia Paraskevi and the Vari-Varkiza region.
Accordingly, the most popular rental areas are far from the center of Athens, offering larger properties, improved quality of life and much more affordable prices. Districts such as Markopoulo, Rafina, Saronida, Kalivia, Megara, Oropos, Heraklion, Lavrio and Kerata stand out.
According to Spitogatos CEO Dimitris Melahrinos, “It is very encouraging that we are seeing this level recover at the height of the pandemic, in the search for real estate in our country in the first four months of 2021, compared to a relatively smaller decline in 2020 for the corresponding interval.
However, the pandemic appears to have significantly impacted the preferences of those looking for real estate. Based on searches on Spitogatos and the rest of our network, there is a clear change in demand for large homes – perhaps because they work from home, they need more space to work, their children, etc. And that deserves attention.
